Terri Mlyniec sold two houses in our immediate neighborhood and during the second listing I introduced myself at the house that she was doing an open house at. Right then I told my wife this is the realtor for us. When we sat down with Terri we let her think we were going to be interviewing other realtors but we both knew right away she was the one. My wife was set on moving to our new house before ever putting our house on the market. Terri was very attentive to that yet suggested we consider the private market and after she explained how she planned to approach it, we were willing to give it a try. Terri was right on with knowing the market and even convinced us to list, on the private market, for substantially more than we planned to. In the end we could not be more pleased with her attention to all of our concerns and the outcome she achieved for us. We highly recommend her to anyone getting ready to sell their house. Very professional. When Terri arrived for our first meeting it was clear to us that she was more than just a sales agent. She didn't arrive with a list of comps because she wanted to see the property first. As we walked through the house, she pointed out popular features, asked questions, listened to our comments, and described alternative ways of using the spaces. She also made suggestions for staging that considered our thoughts and her recommendations. Terri brought us a set of comparable listings two days later and walked us through the similarities and differences. She recommended the best way to position the sales offer for attracting a targeted pool of buyers, along with recommended asking price options. We were impressed by her broad expertise and experience. Clearly the best choice to help us sell. She handled staging and the photo layout that made the house look great. One of the first few showings generated an offer that resulted in a sale at the best price. We were skillfully guided through the contract negotiations, handling of contingencies and inspections, all the way to a successful closing. We would definitely engage Terri Mlyniec’s services again. This was our second time working directly with Terri, and our overall experience could not have been better. When it came time to make an offer and negotiate a sale price, she really showed her level of experience and reading the sellers situation, and helped get us to a price we were comfortable with. She also helped put us in touch with an excellent mortgage company, and helped push through a 20-day closing schedule. Terri is an absolutely incredible realtor. She knows the area completely and was able to tell me all about the surroundings and how they would meet my needs. She went out of her way to preview the houses she showed me. She took the time to get to know me and was thus able to show me places that she knew I would be comfortable moving into. When we did narrow my search down, she took the time to talk with me about each one and what the positives and negatives of each house entailed. Terri has taken the time to keep in touch with me and see how everything is progressing. She helped me find a moving company that met my needs, She made suggestions for closing on the house that suited my conditions, found me a lawyer, helped me decide on paying cash verses a mortgage and even had suggestions for a few beauticians. I can’t say enough about Terri and her perseverance and determination. We had purchased a lot and after some life changes we decided not to build but to sell instead. After a few prospective buyers we had an impending sale only to find out the criteria to build on the lot had changed—dramatically. After many discussions with the county, it was decided the lot would have to be sold at a greatly reduced price. During this time Terri never wavered. In fact, her resolve to see it through grew. Terri was amazing. She tried multiple avenues even though her commission had substantially decreased. She never gave up. And finally she found us a buyer. I met Terri by chance at an open house - within 10 minutes we set up time at a Dunkin Donuts ( on a Holiday weekend ) to meet an d discuss what we were looking for. That day we went and saw the house that we bought. During the process Terri was extremely helpful in finding answer to all our questions , helping us with the bidding process and setting up time for us to look at the house over and over again. The part of the deal being done is sad when you have to part from a person like Terri - but we linked her up with my Mom to sell and find her a place as well.
